Afterwards the seller declared in a loud audible voice that the land was being conveyed from one to another, and therefore bind the parties to the conveyance.  Today, written contracts are the normal method of conveyance, but very little has changed with regard to the boundary determination and the importance of land surveying to society as a whole.

TREE SURVEYS AND THEIR METHODOLOGY

Tree Surveys are used to map and specify the location of different trees on a property.  These surveys are conducted for a variety of reasons, but are generally performed in conjunction with new residential construction and land development projects.  In these cases, most governing agencies require tree surveys as a part of their permitting processes, in order to indicate the location and size of certain tree species with respect to proposed improvements.  In other cases, land owners require tree surveying services when there are health or safety concerns.  SURVTEX uses a variety of methods to perform tree surveys, many of which depend on certain conditions, such as: time of year, density of undergrowth, and limitations based on species selection.  Based on client need, SURVTEX can physically tag trees, while recording the location, size, species (if known) and other details of the trees on a specific property.  These tree tags can then be used as references to tie the tree survey to each tree on the site.  Our field crews and office staff go to great lengths to correctly identify tree species, but in some cases SURVTEX works with a client’s certified arborist in order to more fully identify tree species and complete the survey.

WHY RIGHT-OF-WAY SURVEYS ARE CONDUCTED

Right-of-Way (ROW) surveys determine the limits of certain easements and public property, typically owned or controlled by an entity or an agency.  Such surveys are usually performed in connection with roadways, railways, pipelines, electric transmission lines, and other routes necessary for the common good.  For instance, most roadways which run through or near a property, exist within publicly owned and / or maintained right-of-ways.  These type of surveys are usually performed to determine the limits of the roadway, as well as the limits of this ownership on either side of the road or street, and can be used  as an integral part of a roadway widening project.

WHAT IS SURFACE MODELING?

Throughout the history of modern surveying and map making, physically gathering survey data on a project site in order to generate accurate mapping and earth quantity calculations has been the one constant.  In older times, contouring, earth quantity calculations, and other tasks related the vertical aspects of a tract of land, were performed manually.  These tasks were tedious, error prone, and in many ways relied on the combination of survey experience and art in order to create an accurate and visually appealing, three-dimensional representation of a particular tract of land.

Today, using computers and specialized software, surface modeling has replaced the art of the hand drawn map such that contouring and volume calculations rely heavily on the skill of the modeler and their ability to use a limited data set to represent the project’s surface.  Once the surface model has been developed, a skilled technician can generate contours which rival the artistic nature of a hand drawn map.  Moreover, using the same surface model, volumetric calculations can be performed to aid in engineering design.

A key part of the surveying services performed by SURVTEX’s professional staff is in the area of surface modeling.  This requires highly specialized experience, techniques, and methods that use computer-aided-design (CAD) software, along with other specialized software to create Triangulated Irregular Networks (TIN).  SURVTEX then utilizes the resulting TIN to develop mapping and quantity calculations to meet our client’s specifications.

WHAT ARE EASEMENT SURVEYS?

Easements allow a person or an entity to legally access or use a piece of land even when that person or entity does not legally own it.  For instance, a neighbor whose property does not adjoin a road will almost certainly have or need a roadway easement across an adjoining property.  Similarly, utility companies typically have easements on or across private properties in order to access underground and overhead utility lines, for inspection and maintenance as required.
